CRITERIA
To create a front verandah, master bedroom with ensuite, increase kitchen space, mud room and a family room with an open feeling and a "flow" for entertaining.

SOLUTION
The rear addition created problems as the owners did not want any boxes in the ceiling and we had to support an overhanging second floor when the rear wall was removed.

Replaced front door and removed front closet. Reorganized plumbing and electrical to minimize any boxing and designed the front porch with traditional material.

Designed the front bedroom elevation to overcome any 1960's subdivision box-type look. Tied-in the front veranda and existing house to complement the other homes on the street and in the area.
